Single-Story Roofs and Shared Walls

Province is a gated active-adult community in Maricopa, and solar panel repair here depends a lot on which kind of home you own. The single-family homes are all single-story, which makes the roof easier to reach and work on. The villas, known as Gemini homes, are attached duplexes that share a roof with the unit next door, and that changes how any roof-level solar work has to be planned.

Working on a shared roof

When two homes share one roof, a repair on your side can touch your neighbor's side. Panel removal for a roof repair, for example, may involve flashing or underlayment that runs across the property line. Panel removal and reinstall on a villa should start with a conversation between both owners and, often, the community association. We give you a clear plan that shows which panels come off, where they will be stored and how the roof penetrations will be protected.

We take extra care to keep the work, foot traffic and equipment on your half of the roof whenever possible. If a neighbor also has solar, we label your system's strings separately so nothing gets mixed up when the panels go back on.

Single-story homes: simpler access

On the detached homes, a single-story roof means shorter ladders and an easier look at the whole array. That makes routine service practical:

  • Cleaning to remove dust and bird droppings
  • Checking the inverter, disconnects and breaker
  • Looking under the array for nesting birds and installing bird proofing if needed
  • Testing strings if production has slipped

How Province came to be

Engle Homes, a subsidiary of TOUSA, opened Province in 2003. The project went into bank receivership during the housing downturn and was sold to Meritage Homes in 2009, with about 2,200 home sites in total. By early 2023, about 1,865 homes had been built on 2,194 lots, and a parcel called Copper Ridge inside Province was built for all ages. Homes from different builders and years can have different solar setups, so we never assume two systems on the same street are alike.

Seasonal residents and monitoring

Some Province owners travel for part of the year, and a system can fail quietly while you are away. Make sure your monitoring app is set up on your phone and that someone knows how to read it. A dead inverter or a gray panel caught in June costs far less production than one found in October. If you do not have working monitoring, we can check whether your system supports it and help get it reconnected.

Working inside the gate

Province's association manages common areas and a 50,000-square-foot clubhouse, and the community is gated. Let us know how gate access works for contractors. Arizona law allows the association to set reasonable placement rules for solar but not to prohibit it.

Province Questions

My villa shares a roof. Do I need my neighbor's permission for solar work?

For work that touches the shared roof or the dividing line, talk to your neighbor and check your association's rules first. Work that stays on your own panels and equipment is usually simpler. We help you describe the scope so everyone knows what to expect.

Is a single-story roof cheaper to service?

Access is easier, which helps. The cost still depends on what the system needs. Your written estimate is the price.

Can the Province association stop me from repairing my solar?

Arizona law says an HOA cannot prohibit a solar energy device. It can set reasonable rules about placement, so moving panels may need review.
